Built to provide high-quality skilled nursing services, the facility sits directly across from the Los Alamitos Medical Center, with numerous medical office buildings and healthcare services nearby. With a CMS 4-Star rating, Alamitos West presented a compelling value-add opportunity and sold for $154,000 per bed.

Immediately adjacent, Katella Senior Living is a 73-unit assisted living and memory care community designed to support a seamless continuum of care. Originally built in 1969, the Katella community acts as a natural feeder to Alamitos West, enhancing resident retention and care transitions. Together, the two properties offered a strategic advantage to the buyer through economies of scale, operational synergies, and the ability to leverage ancillary services revenue.

The 43,552-square-foot Alamitos West and 29,861-square-foot Katella Senior Living are adjacent to each other on a full city block. Interstate 605 is a mile from the properties, and Long Beach, Seal Beach, and Cypress are within a short drive.
